The media has scared many people concerning the housing market. In response to the media many potential buyers decide to wait until the media says things are better. The fact that is not on our televisions every night is that this is a buyers market and buyers should be taking advantage of this time. RENTERS....this is YOUR time! BUYERS BENEFIT in this type of market.
LOW RATES--You hear it probably daily on the radio or television about how rates are at historic lows. It is true. Buyers can afford more house when rates are low. This is just one reason why this is a perfect market to make a move. Rates will go up eventually and those who respond now will have loans that are not available in the future.
LOW PRICES--Sellers need to sell their houses for many reasons. Some are transferring, some just want a new house, some need to downsize. A few may need to sell in order to keep from getting in mortgage trouble. What ever the reason is, housing prices are very fair and competitive. Builders are offering price cuts, sellers are reducing to compete with builders and other resales. This is a perfect time to take advantage of the competitive market. Atlanta is not suffering like California and Florida. We did not have the triple digit appreciation that other areas had in the past few years. Atlanta overall has had slower appreciation which is keeping our area safer in this hard time. Houses are still appreciating overall and real estate is still considered a safe investment. However, the days of multiple buyers for each house are a thing of the past for now. So buyers can take advantage of the fair pricing and also be able to negotiate with sellers more than in the past.
100% FINANCING--Yes you can still have 100% financing for those that qualify. Many first time home buyers are taking advantage of these programs. Down payment assistance programs are discontinued as of October 1, 2008. However there are a few options still available for 100% financing. You can possibly get into a new home for no money down. If not, FHA offers a 3% down program. So start saving now....you will have a down payment before you know it and will feel proud when you put your money down on your dream home.
FORECLOSURES--Everyone has heard how many foreclosures there are available in the market all over the US. Foreclosures are either bank/corporate owned or HUD owned properties. Many of these houses need paint and carpet and a few repairs. Having an open mind about foreclosures can benefit you in the long run. If you get it for below market value and put a few thousand into it for cosmetic things...you will have a great home for you and your family. Foreclosures can be difficult because you will be bidding on the house along with others who will also bid on the same house. If it does not work on the first one...we can move to the one down the street and try again. Foreclosures are different than resales. Financing can sometimes be more difficult on a foreclosure.
ACCUMULATED RENT--You will never get your money back that you have paid out in rent. It is amazing how fast the $$ adds up. Usually if you can afford rent payments, you can afford a house payment.
